My planning process
How does it work?
📋 First, I’ll agree a planning strategy with you. I’ll determine if we need to apply for planning permission, a certificate of lawful development, or prior approval.
📜 I’ll let you know if any extra reports or surveys by others will be needed to support your application, and help you arrange these if required.
✏️ Next, I’ll prepare 2D ‘as existing’ drawings of your home from measured survey data.
✏️ I’ll prepare 2D ‘as proposed’ drawings of your home based on your own brief or design ideas I’ve previously helped you develop.
👀 You review the drawings; one round of drawing changes is included pre-application.
📝 I will complete the application form(s) for you and make sure all the relevant information accompanies your planning application so it can be made valid.
👍 Once you’ve approved all the drawings and documents, I will submit your planning application to your local council.
💷 I’ll let you know how to pay the planning application fee.
📧 When your application has been validated by your local council, I will let you know.
📞 I’ll monitor your planning application’s progress, liaise with your planning officer, and advise you of any comments received from neighbours or other consultees.
✏️ I’ll make small changes if required, to help secure approval first time round. Up to two rounds of drawing changes are included during the application.

✔️ 3 x revisions (small changes): You can make changes to the drawings, with one round of changes included pre-application. I allow for two rounds of revisions during the application, in case small changes are needed to satisfy the planners.
✔️ Advice On Next Steps: I’ll advise you on the best way to comply with the current building regulations, and what costs and timescales to expect.
