Complete Architecture have secured full plans approval for a garden room extension on a semi-detached family home in Lancaster, Lancashire. The house design includes a new single storey side extension includes a garden room, utility and shower room.
The original house had a small kitchen that was partially open to the dining room. The existing lounge was a reasonable size but the ground floor lacked space for noisy kitchen appliances, space to dry clothes and general storage. The absence of a ground floor toilet meant that a trip upstairs was required every time ‘nature’ called. A detached garage occupying a significant section of the rear garden.
Through close discussion with the owners the ground floor of the property was redesigned. The existing garage would be demolished and a single storey side / rear extension would be erected.
The existing kitchen will be remodelled to provide a spacious kitchen diner. Fully glazed internal bi-folding doors will enable the garden room to be opened up to the kitchen diner creating an ideal space for family gatherings. A utility room at the front of the extension shall provide space for kitchen appliances and for use as a drying area. An external door from the driveway into the utility room provides a more direct through-route from the front of the house to the rear garden. The middle of the extension floor plan provides the much needed ground floor WC along with shower room facilities.
The specification of external materials had been given careful consideration to ensure the building design was in line with the client’s available budget. Negotiations have been taking place with building contractors and it is expected this project will start on site soon.
