We have secured full plans approval for a kitchen utility extension in Morecambe, Lancashire.
The existing property had a modest sized kitchen with an adjacent utility room. The utility room was very small and located underneath a flight of stairs. The extension was designed to increase the size and usability of the utility room whilst also increasing the size of the kitchen to allow a family dining space.
After a lawful development certificate had been granted, we upgraded the developed design drawings and wrote a specification in preparation for a full plans application. Documentation was produce to demonstrate compliance with current building regulations.
Particular consideration had to be given to the existing stair above, both in respect of not undermining the existing stair construction and also maintaining sufficient fire separation between the utility and protected stair.
Full plans approval was secured without conditions. Works on site shall be commencing soon.
