We have secured full plans approval for a hip to gable loft conversion including a large rear dormer in Morecambe, Lancashire.
The existing hipped roof bungalow had a boarded loft room accessed via a drop down ladder; modification work which was unlikely to have been inspected or approved by building control. A design was developed to improve and extend the existing loft space ensuring that the development complied with current building regulations.
Following receipt of a lawful development certificate for the proposed design, we upgraded the drawings and wrote a specification in preparation for a full plans application. Building control were consulted pre-application to discuss and agree the scope of work. It was agreed that the existing floor structure could be retained and simply extended helping to reduce building costs.
The modifications to the roof structure required the installation of several steel beams. A structural engineer was appointed and work was coordinated with their structural design. Drawings were updated and reissued accordingly so full plans approval could be secured without further conditions.
Works on site will be commencing very soon.
