We have secured a lawful development certificate for a hip to gable loft conversion including a large rear dormer in Morecambe, Lancashire.

The existing hipped roof bungalow had a boarded loft room accessed via a drop down ladder; modification work which was unlikely to have been inspected or approved by building control. The client’s brief was to develop a design to upgrade and extend the existing loft room to provide fully compliant first floor accommodation.

The ground floor layout has been left as existing except for the addition of a new part L compliant staircase which neatly fits within the existing dining room. The new first floor comprises of two double bedrooms and a separate shower room with built-in storage over the new staircase.

The new gable shall be finished to match the existing bungalow with a hung slate cladding to the dormer walls offering a low cost yet robust finish. The dormer roof will be finished with a low maintenance GRP fibreglass finish.
